Ultimate Freedom Bed & Breakfast – Terms & Conditions

Guest booking and/or check-in is deemed acceptance of these Terms & Conditions (T&Cs).

Profile

Ultimate Freedom Bed & Breakfast is a short-term rental accommodation located in the eco-friendly, peaceful town of Santa Cruz, Saint Elizabeth, Jamaica.

Communication

Clear and kind communication ensures a positive stay. If you have questions or requests, please speak with us—we’re here to help!

Health & Safety

  • We comply with Jamaica’s Ministry of Health protocols.

  • Guests showing flu-like symptoms (fever, cough, shortness of breath) will not be allowed to check in.

  • Temperature checks apply on arrival.

Hygiene Requirements

  • Handwashing: Use the external handwashing station upon entry.

  • Hand Sanitizing: Complimentary sanitizers with at least 60% alcohol are provided.

  • Avoid touching face and physical contact like handshakes and hugs.

  • Sanitize surfaces frequently during your stay.

Smoking & Candles

🚫 No Smoking or candle use allowed indoors.
Violation incurs a $200 USD cleaning fee.

Check-In & Check-Out

Check-In

  • Begins at 3:00 PM local time.

  • Early arrivals: Please inform us in advance—early room access is not guaranteed.

Guest Registration

  • Valid government-issued ID (Driver’s License, Passport, Voter’s ID) is required.

  • Only registered guests are allowed in the rooms.

  • Visitors must be approved by the manager and may incur additional charges.

Check-Out

  • Must be completed by 11:00 AM.

  • Late check-out will result in an additional night’s charge.

Room Procedures

Room Inventory

Guests must complete an inventory checklist at check-in and check-out.

Sanitation

  • Guests are responsible for cleaning high-touch surfaces during their stay using provided products.

  • Used linens and towels should be placed in the provided laundry hamper.

Payments & Deposits

  • Full payment is required upfront.

  • Accepted payment methods:

    • Cash (JMD, USD, CDN)

    • Credit Card via PayPal invoice

  • A $100 USD refundable security deposit may be required.

Children Policy

Children under 16 must be accompanied by an adult. No childcare amenities are provided.

Right of Refusal

We reserve the right to refuse accommodation to guests who are:

  • Ill or intoxicated

  • Abusive, threatening, or disruptive

Personal Property & Safety

  • We are not liable for lost/stolen items or personal injury.

  • A complimentary safety deposit box is available in each room.

Housekeeping

  • Standard cleaning: Every 3 nights.

  • Daily service: Available for $30 USD/day upon request.

Utilities & Appliances

Water

Use water mindfully. Backup water tanks will be used during municipal supply outages.

Air Conditioning

  • Keep windows/doors shut to conserve energy.

  • Turn off AC when leaving the room. Management may enter to turn it off if left on.

Smart TV & Wi-Fi

  • Smart TVs are in every room.

  • Wi-Fi credentials are posted in each room.

  • Internet disruptions may occur and are beyond our control.

Legal & Conduct

Illegal Activity

  • No illegal substances or activities allowed.

  • Wi-Fi may not be used for unlawful purposes.

Behavior

Disruptive behavior may result in removal from the property without refund.

Discrimination

Zero tolerance for discrimination of any kind. Violators will be asked to leave.

Cancellations

See cancellation policy on our booking platform at booking.com.

Accessibility & Pets

  • Contact us about mobility challenges before booking.

  • No pets allowed (except guide dogs, with prior notice).

Insurance

Guests are responsible for their own travel insurance.

Firearms

Guns and ammunition are prohibited. Licensed carriers must declare and store items in the room’s safe.

Lost & Found

Items left behind will be held for 3 months. Return shipping must be arranged and paid for by the guest.

Security & Access

  • Do not admit strangers to the property.

  • Inform staff when leaving or returning.

  • Call ahead 20 minutes before nighttime arrival to disarm the security system.

Breakfast

  • Available for purchase.

  • Meal choices must be submitted the night before.

  • Meal #3 will be served if no selection is made in advance.

  • Served between 7:30 AM and 10:00 AM, in various locations (room, verandah, lawn, etc.)

Room Dining

Guests may eat in rooms but must maintain cleanliness to avoid pests.

Environmental Awareness

  • Expect local insects and small animals (ants, frogs, mongoose, etc.).

  • Do not feed wildlife.

  • Keep mesh doors closed.

Rates & Taxes

Rates are subject to GART and other taxes.
We reserve the right to adjust prices except for already confirmed bookings.

Tips & Service Charges

Tips are not included but welcomed, and shared equally among staff.

Complaints

Please direct complaints to the Manager during your stay to resolve issues immediately.

Governing Law

All terms governed by the laws of Jamaica.

Waiver of Liability

We are not responsible for acts of God, civil unrest, cancellations, or personal mishaps. All services are provided with the guest’s understanding of potential risks.
